:: Extremely profitable energy saving measures in the office Financiëncentrum Regentschapstraat in Brussels

The first energy saving project of Fedesco, ESCO of the Belgian government founded in 2005, appears to become a big succes. In 2006, an energy audit showed the profitability of the following energy saving measures in the office 'Financiëncentrum Regentschapstraat' of the Ministry of Finance in Brussels:

  • Thermal insulation of central heating boilers and ventilation ducts
  • Thermal installation of external sunblinds
  • Thermal insulation of the extraction channels of the cooling of server rooms
  • Adaptation of the control system of the heating

An energy saving of 10% and a payback time of the investment of 4 years was expected.

The measures were implemented in 2006 and 2007 and the total investment cost amounted to 123.000 EUR.

The energy savings were better than initially expected. Compared with 2006, the climate corrected gas consumption dropped with 30% in 2007 and almost 50% in 2008, compared to 2006: see graph 1.


The electricity consumption decreased with 4% in 2007 and 8% in 2008, compared to 2006.

The measures led to substantial energy cost savings: 43.800 EUR in 2007, 69.700 EUR in 2008. A comparable level of financial savings was also observed in 2009.

The payback period of the energy saving investment thus was less than 2 years. With a corresponding financial return ('IRR') of the investment of more than 50%, the profitability of the investment can naturally be considered as extremely good.
